Emergency Lighting FAQs

Yes — emergency lighting is required under the Fire Services Acts and the associated technical guidance documents for commercial premises. The legislation requires that adequate emergency lighting is provided in escape routes, exit doors, and areas where people may need to see in the event of a mains failure. The installation must comply with IS 3217. Failure to have compliant emergency lighting can affect your fire safety certificate and building insurance.
IS 3217 is the Irish Standard for emergency lighting, based on EN 1838 and BS 5266. It covers the design, installation, and maintenance requirements for emergency lighting systems. Key requirements include: escape route illumination of at least 1 lux average on the centreline; open area illumination of at least 0.5 lux average; automatic operation within 5 seconds of mains failure; a rated duration of at least 1 hour (3 hours is recommended for most commercial premises).
A maintained emergency luminaire is powered and lit continuously, both during normal mains operation and during emergency conditions. A non-maintained fitting only illuminates when the mains supply fails. Maintained fittings are required in areas of public assembly, cinemas, theatres, and entertainment venues. Non-maintained fittings are more common in office and industrial premises. We specify the correct type for your premises during the design stage.
IS 3217 requires three levels of testing: monthly function test (each fitting checked to confirm it illuminates on mains failure — typically 30 seconds); annual full duration test (each fitting tested for its full rated duration — typically 3 hours); and a formal inspection and test every 3 years for the complete installation. We can set up a maintenance contract to ensure all testing is carried out on schedule.
During an annual test, the mains supply to each emergency lighting circuit is isolated to simulate a power failure, and the fittings are left to run on battery for their full rated duration. After the test period, the circuit is restored and the fittings allowed to recharge. Any fittings that fail to illuminate, fail during the test, or fail to recover after recharging are noted in the test report and should be replaced. The test takes approximately 3 hours plus recharge time.

We can set up an annual testing contract so your compliance documentation is kept up to date without you having to remember to arrange it.
This depends on the condition and age of the installation. Emergency lighting battery packs typically have a service life of 4–6 years before the battery degrades. If the fittings are more than 5–7 years old and are regularly failing the annual test, it’s usually more cost-effective to replace the entire installation than to keep replacing individual batteries. We can assess the condition of your existing installation and advise on whether testing and targeted replacements or a full system upgrade is the better approach.
Yes — emergency lighting design and installation is a standard part of our commercial fit-out service. We design the emergency lighting layout as part of the overall electrical design, coordinate with the fire safety consultant or fire officer where required, and install and commission the system before handover. Full IS 3217 commissioning test certificates are issued on completion.
