A standard electrical maintenance contract includes a schedule of planned maintenance visits, defined maintenance activities at each visit (distribution board inspection, RCD testing, emergency lighting testing, etc.), a reactive call-out service with an agreed response time, and documentation of all work carried out. The specific content is tailored to your premises and can include PAT testing, fire alarm visual checks, and periodic EICR inspections. We agree everything in writing before the contract starts.
Response times for reactive call-outs under maintenance contracts are agreed as part of the contract. Typical options are 2-hour response for critical faults (loss of power, safety hazard), 4-hour for urgent faults (significant disruption to operations), and next business day for non-urgent issues. We discuss what response times are realistic and appropriate for your premises when putting together the contract.
You can always call us on a one-off basis for reactive repairs. However, reactive-only maintenance is typically more expensive overall and results in more downtime. Planned maintenance catches problems before they cause failures, extends the life of electrical equipment, and keeps your compliance documentation current. For premises with significant electrical infrastructure — factories, large offices, retail premises, or any premises with critical equipment — a planned maintenance contract almost always works out cheaper than reactive-only over the course of a year.
Yes — we regularly take on maintenance contracts for premises that have been maintained by other contractors. We start with a full site walkthrough and review of any existing electrical documentation, carry out a baseline EICR if one hasn’t been done recently, and then put together a maintenance plan based on the current condition of the installation. If there are outstanding issues from the previous maintenance regime, we’ll identify them and quote for remediation.
PAT (Portable Appliance Testing) is the inspection and testing of portable electrical equipment to verify it is safe to use. Under Irish health and safety legislation (Safety, Health and Welfare at Work Act), employers have a duty to maintain electrical equipment in a safe condition.
