Periodic Inspection FAQs

A periodic inspection (EICR) is a formal assessment of a property’s electrical installation carried out by a registered Safe Electric electrician. It tests all circuits and visually inspects all accessible wiring, fittings, and the consumer unit. Findings are classified as C1 (danger), C2 (potentially dangerous), or C3 (improvement recommended). A written report is issued on completion.
The recommended frequency for owner-occupied domestic properties is every 10 years. For rental properties, the recommendation is every 5 years or at each change of tenancy. Older properties, particularly those with wiring predating 1990, are often inspected more frequently. We advise honestly on the right interval when we carry out the inspection.
A standard periodic inspection for a three-bedroom Cork home typically costs between €180 and €350. Larger properties or those with older installations may be at the higher end. We confirm a fixed price before we start.
It is not a legal requirement, but it is increasingly common for solicitors and buyers’ lenders to request one, particularly for older properties. Having an up-to-date EICR can speed up a property transaction and give buyers confidence.
C1 findings (immediate danger) must be addressed immediately. C2 findings (potentially dangerous) should be addressed as soon as reasonably possible.
