Periodic Inspections FAQs

The recommended frequency depends on the property type: domestic owner-occupied homes — every 10 years or on change of ownership; domestic rental properties — every 5 years or on change of tenancy; commercial premises — every 5 years; higher-risk commercial environments (kitchens, laundries, workshops) — every 3 years. Insurance companies and mortgage lenders may have their own requirements. Rental properties in particular are increasingly required to have up-to-date EICRs.
The EICR uses a classification system for observations: C1 (Danger present) — a condition that represents immediate risk of electric shock or fire. Remedial action must be taken immediately. C2 (Potentially dangerous) — a condition that is not immediately dangerous but could become dangerous without remediation. Urgent remedial action required. C3 (Improvement recommended) — a condition that doesn’t comply with current standards but doesn’t represent a danger. Remediation is advisable but not a legal requirement. The overall assessment is satisfactory if no C1 or C2 observations are found.
There is no specific statutory requirement for periodic electrical inspections for all rental properties in Ireland at present, but this is changing rapidly. The Housing Standards Regulations require rental properties to have an electrical installation that is safe and in good repair. An up-to-date EICR is the standard way to demonstrate compliance. Insurance companies, solicitors acting on sales, and the RTB increasingly require EICRs. We strongly recommend every rental property has an EICR completed every 5 years.
For property sales, an EICR is often used where original installation certificates cannot be produced. However, building control sign-off for new works requires an Electrical Installation Certificate (EIC), not an EICR. An EICR confirms the condition of an existing installation; an EIC certifies that new work was carried out correctly. If you need documentation for building control, we can advise on the correct document type for your situation.
Periodic inspection costs depend on the size of the property and the number of circuits. A standard 3-bed house typically costs between €150 and €300 for the inspection and EICR. Commercial premises inspections are priced on a site-by-site basis after a brief assessment of the board configuration and number of circuits. We give fixed prices before starting any inspection. Yes — periodic inspections and EICRs for Cork rental properties are one of our most common services. We understand the time pressures of change-of-tenancy inspections and aim to carry out the inspection and issue the EICR within the turnaround time that suits your letting schedule. We can also advise on what findings would likely need remediation before a new tenancy commences.
If the EICR is satisfactory (no C1 or C2 observations), no further action is required other than scheduling the next inspection in the recommended timeframe. If the EICR is unsatisfactory (C1 or C2 observations), we issue a quotation for the remedial works at the same time as the report. Once the remedial works are completed and re-tested, we issue a satisfactory re-test certificate. C3 observations are your decision — we explain the finding and you decide whether to act on it.
For straightforward remedial works (replacing a faulty RCD, addressing an identified bonding issue, replacing a deteriorated accessory), we often carry tools and parts to complete simple remedials on the same visit as the inspection. For more complex remedial works, a separate visit is arranged. We discuss this with you at the time of booking.
